Who do I contact regarding
an issue with the front gate (malfunction or directory)?
The front gate is maintained by the Westchase Community Development District. Please call the CDD at (813) 920-4268 if the gate is malfunctioning or if you need to update the dial-up directory or send an e-mail to the CDD.

Please report any questions or concerns with the swimming pool to the Property Manager. The pool is serviced three times per week.

The streetlights are maintained by Tampa Electric Company. Please follow this link to report a streetlight outage.
Parking passes are distributed by members of the Compliance Committee, and are intended for guests visiting a resident of the Vineyards on a short-term basis.
Please contact the Property Manager with any questions regarding monthly dues. Monthly dues are $201.00 per month (2023) and are due on the first day of the month.

Homes in the Vineyards must be painted every seven years. You must receive approval prior to painting your home. You can find the Westchase Modification Form here. The Vineyards has a more restrictive choice of available colors. Please contact the Property Manager to review the color palette.
Please remember that the WCA modification form clearly indicates that the resident is responsible for ensuring that home colors are not the same as adjacent homes or across the street. If you are found in violation, you run the risk of having to repaint your home. Also, please note that if you repaint the carriage lights at the rear of your home they must be black or white.

How much are monthly dues?
Monthly dues are $201.00 (2023) and payable on the first of the month. Please contact the Property Manager if you are not receiving the monthly payment coupons.

What happens if I do not pay my dues?
Dues paid after the 1st of the month are considered delinquent. In the event that you are over 90 days delinquent, the HOA will forward your file to the association's legal counsel. Legal counsel is responsible for filing a lien with Hillsborough County, and subsequent foreclosure actions, if left unpaid.

What if I want to run for the board of directors?
Elections are held on an annual basis, typically in the month of March. Intentions must be submitted at least two (2) weeks prior to the annual meeting date in order be included on the printed ballot. However, nominations will also be accepted from the floor at the annual meeting. Please look for the annual letter from the Property Manager for more details.
The time commitment as a member of the Vineyards Board of Directors ranges between 1-2 hours per week. Meetings are held 1-2 times per quarter.

Lawn and Garden Maintenance
Why doesn't the landscaping company weed my flowerbeds and shrubs?
The Vineyards is not a full maintenance community, rather it is a low maintenance community. In our low maintenance community, the landscaping company provides basic lawn mowing, trimming, and maintenance of the common areas located on or adjacent to certain properties (i.e., trimming the palms at the end of certain streets, weeding the beds around the pool or at the end of certain streets, fertilization and pest control of these common areas, etc.), as well as maintenance of the sprinkler system.
Each homeowner in the Vineyards is responsible for maintaining the beds adjacent to their home, which are not considered common areas.
Is the Vineyards a full maintenance community?
The Vineyards is not a full maintenance community, rather it is a low maintenance community.
How often does my lawn get mowed?
During the peak season (Spring, Summer and early Fall), lawns are mowed on a weekly basis. During the off-peak season, lawns are mowed on an as needed basis, typically every two weeks.
What is the fertilization schedule?
Lawns are fertilized on a quarterly basis. The Spring and Fall treatments include weed treatments. Please do not add additional weed treatments during these periods, as it could damage your lawn.
What company does our lawn maintenance?
Our landscaping is maintained by FLA Landscapes and Lawns.

What is the neighborhood speed limit?
The speed limit is 15 MPH throughout the entire community. Be warned, the HOA hires off-duty deputies to patrol the neighborhood on occasion, who are instructed to issue speeding violations.
Please be considerate of your neighbors, the community, and Westchase rules by obeying the established parking rules, as follows:

The pool is open dawn until dusk.

Can my children play in the pool fountain?
Absolutely NOT. Climbing on or playing in the fountain is strictly prohibited. The fountain is for decorative purposes only.
Miscellaneous
Are the Vineyards governed by any other homeowners association?
Yes, the Westchase Community Association, Inc. (WCA). Please see below.
Westchase Community Association, Inc. (WCA) is the master homeowners association for all of Westchase. The WCA is governed by a Board of Directors, elected by the Voting Members from Neighborhood Committees. The Board of Directors contracts with an association management company, Greenacre Properties to provide Property Management services and handle the day-to-day affairs of the Association.
The Board of Directors meets the 2nd Thursday of each month at the S&T Center at 7:00 PM. There is a resident forum before the Board Meeting and residents can come with any comments or inquiries relating to the WCA.
Are there alligators in the lake?
There is definitely one alligator that resides in the lake in the Southwest corner of the Vineyards. It is safe to assume that there is an alligator in any body of water adjacent to the Vineyards.
Garbage is collected on Tuesdays and Fridays. Recycling is collected on Tuesdays only. Yard waste is collected on Tuesdays only. Due to the nature of the automated trash trucks, please put all containers on the same side of the street. The ideal sides are the South and East sides of the alley. Trash trucks typically arrive in the Vineyards before 8 AM. Please go to the Hillsborough County website for additional information.
In addition, household chemicals and electronics are accepted from 8AM to 2PM at the Northwest facility (9805 Sheldon Rd.) on the 1st Saturday of the month. This facility is less than one mile south of Linebaugh.
