The Vineyards is over 10 years old and our homes are beginning to show their age. Many of our neighbors are beginning to replace major moving parts, which involves significant dollars (e.g., air conditioning, garage doors, etc.). We are always looking for opinions before making a major expenditure. Therefore, we have started a thread on your exprience with vendors. Please click this link to add your opinions. The rules are simple. Please share your experience, both good and bad, and support your opinion with FACTS. This thread is meant to help your neighbors make their choices when reinvesting in their homes. Thanks.
Vineyards Kickball Game
Please join Vineyards residents for an adult v. children or mixed team fun-filled back to school kickball game at Baybridge Park in the Bridges on Saturday, August 21, 2010. Pavilions 2 & 3 have been reserved from 5:00 pm to closing. All families are encouraged to bring snacks and drinks. Front Gates and Pool Gates Repaired (7/10/10)
As you have noticed, the pedestrian gates at both the pool and Vineyards entrance have been repaired. New poles have been installed to prevent hinge damage. Please enjoy.
The Vineyards Pool is Open!
The pool was reopened on January 30th! The new features include the resurfacing of the pool deck, the resurfacing of the pool interior with a more durable and higher quality pebble finish, and . a new, more efficient pool heater with digital temperature control. The project took a little longer than expected, thanks mostly to the extended cold temperatures. The following pictures showing the progress of the pool.

Stop Dumping Trash in the Conservation Areas Please!
The conservation areas surrounding the Vineyards are generally protected wetlands. Dumping trash, tree/shrub cuttings, and building materials is strictly prohibited by the Vineyards, Westchase and Florida LAW. Please use the weekly trash pick up to dispose of your trash. Thank you.
BOD Meeting
The Vineyards Board of Directors held the annual budget meeting on Sunday, November 15, 2009 at 5 PM at the Vineyards pool. The approved 2010 budget brings a welcomed $6 reduction in monthly dues. You can find a copy of the approved budget under the documents links or by clicking 2010 Proposed Budget.
New Gate Locks
The Vineyards recently installed new locks on the front gate and pool doors. The gate code was inserted in your mailboxes. If you did not receive the letter, the code is available on the Vineyards "Message Board". Please click the link to the left. Please do not distribute the gate code. Thank you.
Vineyards Softball Team Scoreboard - The Chuggers
The Chuggers completed a very succssful inaugural season. We made it into the first round of the playoffs, but ran into the best team. Congrats to the Chuggers and a special thank you to the numerous leaders and organizers of the team, including Dan Fibkins, Alex Vassilaros and Chris Frey.
PARKING!!!
Residents, please remember that resident parking is NOT permitted on the streets or alleyways. Residents must park ALL vehicles in their garage or driveways. If you have a temporary guest (e.g., friends in town, kids home from college for the summer, etc.), please apply for a guest pass. Otherwise, the vehicle may be subject to violations. Proposed Development
Please see this link to review correspondence and a map illustrating the location of a proposed apartment complex to the NW of The Vineyards. The property is located to the East of Davidsen Elementary. The public hearing was scheduled for November 17, 2008, but was continued. The new date has not been announced. Please send a message at the "Contact Us" link if you have any comments.
Common Area Landscaping
Landscaping in the common areas is maintained by our commercial grounds management company, Davey. Residents should not perform any landscaping alternations in these areas, as the Vineyards Board and Property Manager provide guidance to address certain areas and special circumstances. If you would like a common area issue addressed, please send a communication in the "Contact Us" link. Once again, please do not cut, trim, remove or add any plants, shrubs or trees to the Vineyards common areas. Thank you for your cooperation.
Tree Assessment
You may have noticed that numerous trees in the Vineyards were tagged with a bright green strap. Please do not remove these straps. These trees were recently identified during a walk through with Davey personnel and Richard Bailey, a Board Certified Master Arborist, as trees that could potentially impact utilities. The Vineyards is considering removal of the trees and will review Richard Bailey's report in late-July.
